Brad Roche, The Mortgage Planner
Born with an entrepreneurial spirit, Roche started his journey in the real estate industry with his father Rober J. Roche, who had a sharp vision and a firm belief in the potential of residential investment properties. They understood that the cornerstone of any successful real estate venture rests on meticulous planning and insightful financial decision-making.
One of his successes lies in a property he acquired in the suburbs. The 3-bedroom, 2-bathroom home was bought at a significantly lower market rate due to a foreclosed status. Roche saw potential where others did not. After buying the property, he invested in its renovation with his wife Angela’s design help, turned it into a desirable home for young families. This property, bought for $60,000 and renovated for another $20,000, was rented out for $1,200 per month, providing an annual return on investment of about 14%.
Another property showcases Roche's strategic decision-making skills. The 4-bedroom house, initially bought for $90,000, saw considerable appreciation due to the city's booming job market. After minor renovations, Roche rented it out for $1,500 per month, resulting in an annual ROI of 16%.
However, Roche's genius is not only showcased in individual properties but also in his ability to envision and execute large-scale development projects. Village Place, Huntington Hills, and City Place Condos in Michigan stand as testaments to his proficiency in this arena.
Village Place, a mixed-use development project, brought new energy to its Michigan neighborhood. Combining retail spaces on the ground floor with residential units above, Village Place sparked community revitalization and economic growth. "Creating a space where people can live, work, and play adds a vibrant dynamic to the community," Roche stated about the project.
Huntington Hills, on the other hand, offered a unique appeal to families seeking suburban serenity. This residential development project, consisting of single-family homes, quickly sold out due to its strategic location and thoughtful design. Roche explained, "Understanding the needs and wants of your target market is vital. With Huntington Hills, we aimed to provide quality homes for families looking for peace and community."
City Place Condominiums in downtown Kalamazoo, Michigan was a project that capitalized on the rising demand for urban living spaces. These modern and luxurious condos offered residents unparalleled access to the city's amenities. Roche's vision behind City Place was to create "a home for those who desire to be at the heart of the city's hustle and bustle."
Brad Roche, The Mortgage Planner, has indeed etched his name in the real estate industry through his strategic acquisitions, shrewd planning, and visionary development projects. Not without some losses through the journey, every property he purchases and every project he undertakes, Roche continues to prove that with the right approach, the potential for success in residential property investment is limitless. As he himself puts it, "Real estate investment is not just about buying and selling properties; it's about understanding the market, making informed decisions, and above all, adding value in my current position."
