Buying a Rental Property in Gaston County, NC: $250K Homes and $1,800 Rents

You Can Still Buy a Rental in Gaston County for $250K. Here Is the Math.

Most Charlotte-area investors assume the entry-level rental is gone. In Gaston County, just west of Charlotte, it is not.

The county median home price is running about $340,000. Earlier this month, 13 homes were listed at exactly $250,000, nearly $90,000 under that median (Gaston Gazette, October 23, 2026, reporting September 2026 data from the Gaston Association of Realtors).

What $250K rents for in Gaston County

Rentometer's Gaston County data (October 2026, 500 properties) puts the average rent on a 3-bedroom house at $1,808 a month, with a median of $1,780. The county median rent across property types is $1,750.

Run the simple math on a $250,000 purchase renting at $1,800 a month:

  • Gross rent: $21,600 a year
  • Gross yield: about 8.6% of the purchase price, before expenses
  • Rent-to-price: about 0.72% per month

That is gross, before taxes, insurance, maintenance, vacancy, and management. It is a starting screen, not a promise. But as a screen, it is exactly the kind of number that has gotten hard to find anywhere near Charlotte.

Why Gaston County stays on investor lists

  • Price gap. A $250K entry is roughly $90K under the county median and far under comparable homes closer to Charlotte.
  • Rent depth. Rentals there are leasing in about 30 days on average (RentalSource, October 2026), which speaks to steady tenant demand.
  • Charlotte next door. Gastonia, Belmont, and Mount Holly sit on Charlotte's western growth path, with the tenant base that comes with it.

How the financing usually gets structured

Investor purchases here are typically conventional investment-property loans or DSCR loans, which qualify the loan on the property's rent rather than the borrower's personal income. Which one fits depends on your income picture, how many properties you already own, and how much you are putting down.

The down payment is the biggest lever. More down lowers the payment and strengthens the cash flow; less down preserves capital for the next deal. There is no single right answer, which is why the numbers get run property by property before an offer goes in.

The bottom line

$250K still buys a rental in Gaston County, and at roughly $1,800 a month in rent, the gross math works on paper. The real question is whether it works with your financing, your reserves, and your plan for the next property after this one.
